Frequently Answered Questions
Q. Are cabins pre-treated?
A. Lillevilla and Luoman cabins are not pre-treated due to the nature of their construction and therefore need to be treated within 2 weeks of installation. We recommend treating both the inside and outside, as well as applying silicone in the outside corner joints for extra protection.
Q. Will I need planning permission for my Lillevilla?
A. Planning permission is not normally required for our smaller cabins providing it is 5 metres away from the main property, it does not exceed more than 50% of your total garden area and is under 4 metres in height. However, if you are in any doubt or live in a conservation area or listed building, please contact your local planning office or log onto www.planningportal.gov.uk.
Q. What base is best for the cabin?
A. A reinforced concrete slab with a minimum depth of 125mm is recommended for the base.
Q. Can I add extra windows and doors to the cabin?
A. Extra windows and doors can be added at the time of ordering, they will however need to be cut into the building during installation.
Q. Is the wood from a sustainable source?
A. Luoman take their responsibilities to the environment very seriously. After a lot of hard work, they have this year achieved certification from the Pan European Forestry Council (PEFC). It is also worth pointing out that 95% of all timber in Finland is considered to be certified.
Planning
Planning permission is not required for our cabins providing:
- The building is positioned at least 5 metres away from the rear wall of the house.
- The building can not exceed 4m in height.
- It must not take up more than 50% of your garden, this area includes any other sheds/greenhouses etc.
- If you are on a corner plot the cabin must not be erected nearer the road than the house or exceed the building line of the property without planning consent.
- You do not live in a conservation area or listed building.
Many planning authorities regard timber buildings as having a low impact on the environment but should you have any doubts it is always wise to check with your local authority or log on to www.planningportal.gov.uk.
